The overall goal for this project was to take designated space under an existing residential apartment building and construct six individual tenant spaces for lease. A completely new underground plumbing system was installed for all future tenants. Then a new concrete slab was poured throughout, exterior masonry walls, storefronts and demising walls were also erected.
Once in place, new utility systems were tied in and brought to each space. New electrical, mechanical and life safety systems were also installed creating a complete envelope as a blank slate for each future tenant fit out.
Exterior amenities included a new masonry dumpster enclosure, ADA accessible sidewalks and rails, landscaping, and a new parking lot.
